The following four tips regarding open houses and accepting offers may help guide you in the home sale process:
  • Make yourself scarce.
    It's best to leave during an open house. But if for some reason you cannot, sit out of the way, in the garden or hide out in a home office. If need be, greet buyers courteously, then disappear. Never hover around a buyer while they look.

  • It's okay to close during the holidays.
    Making your home available to prospective buyers is important, but buyers will understand your need for privacy during the holidays.
  • Be clear about the waiting game.
    If you choose to wait a certain period of time before entertaining offers, make sure that your agent informs other agents when the property is first exposed at the brokers' open house. This allows agents to tell their buyers how offers will be handled before they write an offer, minimizing the risk of any buyers withdrawing offers who may be offended.
  • Entertain contingency offers.
    A non-contingent offer is preferable to one that's dependent on the sale of another property. But, if your home isn't selling, a contingent sale offer is worth considering, especially if the buyers' home has a better chance of being sold more quickly.
