Tammy Lathrop’s business goal is devoted to making a difference. Tammy is dedicated, determined and disciplined. These 3D’s are a daily reminder of her commitment to exceed the expectations of each and every client! Tammy’s goal is to become your real estate consultant for life. For Tammy, real estate is not about closing the escrow. It is about listening to the client’s needs, making dreams come true and becoming a trusted advisor who makes a difference. Tammy makes it a point to get to know each and every client on a personal level and communicates with them within their comfort level, i.e. one on one face to face conversation vs. email, telephone or text. “My motto is simple,' says Tammy, “Communicate, Sit back, relax, and I’ll do the rest!' Simply said, “Experience At Your Service.'

As a REALTOR® since 1980, Tammy embraces over 38 years of experience, Tammy has seen the market at its best and at its worst. She doesn’t let the economy control her business and never watches the news. Instead, she studies the market and hungers to share opportunities available to both buyers and sellers.

Tammy enjoys guiding families through the process of buying or selling a home. She initiates each transaction by sitting one on one with the client to determine exactly what it is they personally desire. They talk about their needs and Tammy outlines exactly what it is they can expect as they move forward to the next phase. For those facing foreclosure, Tammy is knowledgeable and successful in negotiating short sales. “Experience with negotiating and closing short sales is such a rush,' exclaims Tammy. The peace that Tammy feels as she shares the good news usually results in tears as the family realizes the burden is gone. They can now move on to a new chapter and begin anew; all because they trusted in Tammy. Hallelujah!

Tammy has a trusted relationship with many local banks, which assists in the negotiation process. Tammy has been successful in postponing trustee sales and closing escrows that otherwise would have resulted in foreclosure. Sellers looking for top dollar on their home can rest assured that Tammy is up to date on her market research and knows exactly how to get the most money for the house.

For Tammy, real estate is not just a job; it is a way of life. She has built her career on referrals and return customers, people who appreciate hard work, enthusiasm, and honesty. Tammy stays in touch with her clients through birthday and anniversary cards as well as monthly neighborhood updates and her annual tamale tango. “It is important to build rapport with our clients both professionally and personally,' says Tammy. “For that reason we engage in the annual tamale tango hosted at my home.'

Tammy specializes in results, i.e. buyers, sellers, REO/foreclosures, no cost short sales, and relocation. While she primarily works and resides in Orange County, Tammy also does business in Los Angeles, Riverside and San Bernardino Counties. In fact, with her contacts throughout the relocation industry, Tammy has the ability to assist clients across town or across country. Tammy has been awarded numerous accolades throughout her career such as Prudential’s prestigious Chairman’s Circle the President’s Circle and was once recognized as one of the Top 100 Agents in the state of California.

When she is not selling real estate, Tammy enjoys spending time with her family which includes her husband of 35 years, two grown children, their spouses and 4 phenomenal grandchildren. The family enjoys their two canines Archie Bunker and Tina who they refer to as “Argentina.' They have a vacation home in Lake Havasu City and love to boat and water ski. Tammy enjoys cooking, reading, children and praying.

Tammy Lathrop: Experience Makes the Difference

By Lalaena Gonzalez-Figueroa

In the ever-changing world of real estate, there’s no minimizing the value of experience. As market’s shift, it is the REALTORS® with knowledge and a background in the business who are able to weather the proverbial storm, to lead their clients through challenges, and to consistently complete successful transactions. For nearly thirty years, Tammy Lathrop has cared for her clients and offered reliable, remarkable service in both residential and REO markets.

“This is an exciting time,' enthuses Tammy in her trademark upbeat manner. “The market is transitioning, which tends to raise people’s concerns. But I have worked through this type of cycle before, and there are still great opportunities for buyers and sellers alike.' And for clients who may feel that all hope is lost, Tammy remains optimistic. “I’ve been successful at helping people avoid foreclosures,' she reveals. “Throughout the course of my career I have developed a phenomenal rapport with many of our region’s banks, and because of the mutual trust we have cultivated, I’m usually able to help clients find viable options to avoid losing their homes.'

A Staple in the Real Estate Community

“I’m not here to complete a transaction,' asserts Tammy. “I’m here for the business that will follow once I’ve taken care of my clients.' In short, it’s her unfailing reputation for handling her business, and handling it well, that has enabled her to thrive for nearly three decades in the field. While the majority of her business occurs within Orange County’s central and northern region, she notes that she is well-equipped to work with clients throughout Orange, Los Angeles, San Bernardino, and Riverside Counties. And because California is a widely transient state, she has also developed collegial relationships with her fellow Prudential agents throughout the county, and can assist her clients in finding a REALTOR® who will care for their needs with the same attention to detail and personal touch that Tammy offers. In short, she says, “I help my clients move across town or across the county.'

Even non-clients have benefited from Tammy’s stellar service. She offers free services to individuals who are choosing to go at it alone, selling their homes by owner. She also provides a no-charge pre-listing consultation for individuals whose homes have been unsuccessfully listed, sharing tips on how to get their properties sold. Because she is so knowledgeable on pricing and effective listing techniques, Tammy has become a resource not only for clients, but for her fellow agents as well. She’s on top of the new “pricing paradigms,' and if regularly tapped for advice from other real estate professionals.

In the competitive world of real estate, garnering the genuine appreciation and respect of your colleagues is a feat in itself. Tammy has done just that, inspiring fellow agents to laud her praises. Paul Kott remarks on her commitment to excellence, noting that she not only diligently represented the best interest of her clients, but paid superb attention to intricate details throughout the transaction. Asserts Kott, “Our profession would do well if more of our colleagues took a course in the ‘Tammy Lathrop School’ of client care and transaction coordination.'

Setting the Standards of Quality Service

While she’s known among fellow REALTORS® and residents alike, Tammy isn’t one to rest on the name recognition she has worked so hard to achieve. Each listing she manages is heavily marketed, with a comprehensive campaign that includes print, TV and online exposure, along with her signature open houses, which utilize creative methods of attracting brokers, agents and local residents.

Tammy’s business runs like a well-oiled machine, thanks in part to the successful development and implementation of systems. Years in the field have provided her with the knowledge necessary to hone and refine every aspect of her service. This results in a smoother transaction for clients on both sides of the table, and allows Tammy to take a proactive approach to the process. Her clients appreciate the ease with which she handles challenges, and the openness and honesty that she uses in her approach. The details tell the story: Tammy has created an efficiency checklist for her listing clients, a veritable “to-do' list of items to be accomplished once the property is in escrow. “We call it a ‘Turbulence Letter,’' she says of the piece, which likens her to a pilot, and her clients the passengers of an aircraft. “In an airplane, you trust your pilot to guide you through turbulence. This is my job as a REALTOR®. We list 88 things that can go wrong, and assure our clients that we’re taking care of it! And we provide reminders on what to do when- from ordering homeowner’s insurance to filling out change of address forms.' Ultimately, her clients know that Tammy is on top of her responsibilities. “My motto is simple,' she offers. “Sit back, relax, and let me handle everything.'
