I’m Sergio Alvarado, a full-time REALTOR® with First Team Real Estate specializing in Irvine and Orange County real estate. Since beginning my real estate career in 2019, I’ve helped more than 90 families buy, sell, and lease homes throughout Southern California, with over $14.5 million in closed sales.

I work with home buyers, sellers, renters, and landlords throughout Orange County, with extensive experience in the Irvine real estate and rental markets. My approach is hands-on and focused on clear communication, strong negotiation, and helping clients understand each step of the process.

Rental real estate is a significant part of my business. I’ve completed 65+ residential lease transactions, including more than 45 rental homes in Irvine. I help renters search for homes, navigate competitive rental applications, communicate with landlords and listing agents, and negotiate lease terms. I also represent Irvine and Orange County landlords with rental pricing, marketing, tenant placement, and the leasing process.

For buyers, including first-time home buyers, I provide guidance from the initial home search through offers, negotiations, inspections, escrow, and closing. For homeowners looking to sell, I focus on strategic pricing, property preparation, marketing, and negotiation to position their home effectively in the local market.
