Don’t Get Caught Saying ‘Could’ve, Should’ve, Would’ve’

I, as every other American has at one point or another, have thought “If only I’d…”, as I saw all the prices rise in Laguna Beach, and realized my hesitancy from 3 years back in 2011. I realized what a mistake I made in not buying a house I was considering purchasing.

And to think this is what I do for a living, I SHOULD’VE KNOWN BETTER! It’s similar to how it feels like it’s never the right time to have a child no matter how much you plan. If you have read my entries in the past, yes you do need to prepare, yes you need to speak to a tax professional, and then confer a lender. But after you do so – it’s time to make a move!

Take A Conservative Risk

I can only speak for the Southern California area, but inventory is up and prices are leveling off, so please take advantage of this time through the winter! If you are thinking of buying now, take the leap and jump in because you might not see this market again for a very long time, if ever. The seller’s market is dissolving and home buyer options are opening up.

And sellers, you have to get real! Take your time and interview a number of real estate professionals before you decide on a listing agent. If you can push an agent around and bully them into listing your home for a higher price, it does not mean you are necessarily right. The majority of home sales today are receiving price cuts because sellers are listing at unrealistic prices.

You need to study your own motivation, if you really want to sell then do so. But if you are experimenting with the market, I don’t know how successful you will be the first time around.This is going to be a very fast paced 4th quarter, the buyers are ready. And as a buyer’s agent, I do not feel they are in the mood to negotiate when they know something is overpriced and they do not want to offend you with a realistic offer.

Everybody, there is a tremendous opportunity to be embraced. I hope to see you all in 2016, not saying, “Could’ve, shoud’ve, would’ve”.
