Senior commercial real estate broker and co-owner of First Team Real Estate’s High Desert Office, Bruce Kallen represented both the buyer and seller in a $5.8 million dollar sale of a local, nationally branded gas station, for a total of $11.6 million in gross volume. Located along the 15 freeway in the Victorville area, the commercial property consists of the gas station, convenience store business (including ABC licensing), and a contiguous vacant land parcel, encompassing a total of 3 separate escrows. Not initially listed for sale, Bruce strategically brought his buyers to the sellers to create a single party agreement with the owners.
Bruce and his team carefully executed every element of the complex transaction, including the buyer’s SBA loan and a partnership of five individual buyers, with escrow originally opening in late 2019. Environmental testing was completed to all parties’ satisfaction and the team successfully closed last week. Building upon an already trusted relationship, the sellers have also enlisted Bruce to find a replacement property for their 1031 tax exchange, currently searching in all areas of California for a NNN investment up to $12 million dollars. Working with Bruce for the past 15 years, the clients have entrusted him exclusively to find commercial, multifamily, land, and residential properties throughout the state.

In addition to his role as co-owner and broker manager for First Team High Desert’s two offices, Bruce also serves his community on several local boards. As Chairman of the Town of Apple Valley Planning Commission, he was instrumental in the incorporation of Apple Valley and the formation of the General Plan and Development Code. Bruce and his partner Robert Adams, owner of First Team’s Rancho Cucamonga and Diamond Bar Offices, opened First Team High Desert just over one year ago, growing the office from 4 agents to over 60 agents in two community offices.
